Uline Arena – Adaptive Reuse of Historic Structures

The historic Uline Arena has been redeveloped into a vibrant mixed-use development at the heart of northeast Washington, DC. The iconic structure, known for its recognizable barrel vaulted roof, was built in the 1940s to house an ice arena. Later, the building was transformed into a performance venue and became well-known as the site of the first American concert given by The Beatles. In recent years, the ageing structure had become a shell of its former self, and it was used variously as a waste transfer station and a parking lot.
During this discussion/tour, project manager Kevin Crosby will discuss the revitalization of the Uline Arena focused on the architectural and cultural significance of the building by maintaining its essential character and injecting new activity. The lofty single-story Arena building was converted to a single level of retail at street level with three levels of office space above. These spaces all fit within the existing vaulted envelope of the Arena building with considerable precaution taken to make as little exterior modification as possible. Adjoining the arena, the historic Ice House facades were restored as new retail and office frontage activating the pedestrian paths along 3rd and M Streets. The Uline Arena has had a deep cultural history and the design team was able to reuse and recycle original items into the Office lobby interior design such as original basketball flooring, steel pulleys for theatrical lighting, and the original ticket booth steel grilles. The discussion will describe the renovation, alterations, additions, challenges, discoveries, and approval processes. In addition, Mr. Crosby will discuss design elements implemented to achieve LEED Gold certification.

Featured Speaker Biography:
Kevin F. Crosby is an Associate Principal at Antunovich Associates. He has extensive experience in the disciplines of zoning & entitlement analysis, architectural research, preservation design and project management, particularly with projects seeking preservation/rehabilitation coordination with historic boards and neighborhood committees. Kevin is an integral team member for numerous projects at varying phases, including adaptive re-use and historic restoration projects, large mixed-use commercial developments, and multi-family developments in Washington, D.C., New York, and Baton Rouge, Louisiana.
